RESIDENTIAL PROPERTY TYPES
Residential Property Types Defined:
Site Built: |
A single-family, detached home constructed on the lot and that does not otherwise qualify as another type. |
Zero Lot Line: | A single-family home where one or two sides of the property rest directly on the lot's boundary line, and the lot is owned outright. |
Modular Home: | A single-family home built in a factory, transported to the site and assembled permanently to a foundation. The foundation is structural to the house. |
Manufactured Foundation: |
A single-family home built entirely in a factory, transported to the site and affixed to a permanent foundation. The foundation is not structural to the house, and the house may be moved at some future time. |
Manufactured Mobile: | A single-family home built entirely in a factory and transported to the site without a permanent foundation. |
Horizontal Property Regime (HPR) Attached: | A unit (house) developed under the Tennessee Horizontal Property Regime which is attached to another unit on a shared lot. |
Horizontal Property Regime (HPR) Detached: |
A unit (house) developed under the Tennessee Horizontal Property Regime which is detached from another unit on a shared lot. |
Flat Condo: |
A single story unit in a multi-floor building. |
Garden Condo: | A unit where the majority of the living space is on the ground level, with no unit above or below. |
High-rise Condo: | A unit in a building that has more than seven floors. |
Loft Condo: |
A unit that has open layout with few interior doors. |
Other Condo: |
A unit that does not otherwise qualify as another type of condo. |
Townhouse Condo: | A unit with multiple floors, with at least one common wall, and no unit above or below. Also known as a Row House. |
