Exempt Listing Form:

To enter a listing as Exempt into Realtracs - For use when the seller does not wish to market their listing on Realtracs at this time:

  • Print this form: Sellers Instruction Not to Disseminate Property Information Through Realtracs

  • Have your seller complete and sign/date it.

  • Fill out your portion and sign/date it.

  • While creating the listing, simply enter the Date of Signed Listing Agreement & Expiration Date in the Listing Details section under Contract Info.

  • Finally, save the listing as Incomplete.

Status Change and Listing Agreement Amendment Form

Non-MLS Form:

To list a property for Comp purposes - For use when the Buyer's Agent represents the Buyer in a For Sale By Owner transaction OR for use when the Listing Agent is not a member of Realtracs:

  • Fill out this form: Non-MLS Form

  • Enter your listing into Realtracs as an Incomplete Status (unpublished) listing.

  • In the Listing Details Section under Public Remarks, the statement โ€œFor Comp Purposes Onlyโ€ and a full description of the property must be entered.  At a minimum, one representative photo of the property is required.

***Please Note***

We highly encourage you to fill out the listing just like a normal one with as much detail as possible so that it can ACTUALLY be used for comparable purposes.

  • After filling out the listing details, the property must be saved as Incomplete Status and then published directly to a Closed Status. DO NOT PUBLISH THE PROPERTY AS ACTIVE. This will ensure the listing history is accurately reflected in the MLS. 
  • A copy of the Non-MLS permission form and the closing statement must be emailed to data@realtracs.com.   

  • Once received, Realtracs will correct the List, Under Contract, and Closed dates, as well as the Listing Agent field.
