Realtracs Simple CMA Video Tutorial & Steps

What is a CMA? A Comparative Market Analysis is a side-by-side comparison of homes for sale and homes that have recently sold in the same neighborhood and price range.  The purpose is to show estimated market value, based on what other buyers and sellers have determined through past sales, pending sales and homes recently put on the market.  

  1. From the dashboard, complete a Quick Search to locate your subject property.  For a seller, this will be an off market property, buyers will be looking at the on market properties.OFF MARKETON MARKET

  2. From the off market property report, you can scroll down and see the properties sales history, including the last time it was listed in the MLS.  View the old listing by select the blue listing number.

  3. You can save the subject property to a list to refer back to as needed.  Click on the My Lists icon labeled Add to List.  Select Create a New List at the bottom left.  Name it, then click Add.  Then, just close the pop up.

  4. Once you've collected the data on the subject property and you are ready to search for the comparable properties, click the Back button on the top left, then select Browse Map.  

  5. A pin will drop on the map in the subject property location.  To change the area, or center the pin, click and drag the map and/or use the zoom tool on the right of the map.  Click the Search this Area button.

  6. You can add/remove criteria by clicking the magnifying glass in the top left labeled Search

    ***Remember to start broad and then narrow!***

    Add/Remove criteria (closed w/in 1 year, stories etc). Then, click search or just move your map slightly.

  7. Once the search results load, look to the right of the map, click the 3 dot menu and select Stats.  

  8. The Stats view allows you to look at the data and determine if you need to narrow your criteria.  Look at the Min & Max fields for Sq Ft, Beds/ Baths.  If you see serious outliers you'll need to narrow more.  Just click the magnifying glass icon labeled search to drop down the criteria menu again.  Add/change criteria, click search again and then look at the Min & Max fields for Sq Ft, Beds/Baths.  Typically they will be very close.  Then just click Back to Results.

  9. Choose the Grid view and then click the MLS #.  Then go thru the listings and add the ones that appear to comparable to your CMA list by clicking the My Lists folder.

  10. To view the saved CMA list at a later time, hover over Search and select My Lists.  Then, click on the name of the list to load the comps.  

  11. To create the CMA, select the properties you wish to use, then click the 3 dot menu and select CMA.

  12. From here you can share, print or customize the CMA by clicking the share icon, print icon or settings gear.
