PUBLIC MARKETING DEFINTION

Public Marketing is the trigger for action for MLS subscribers, meaning that if members of the public know about a listing for sale, it is only right - for Fair Housing reasons and in the spirit of cooperation with fellow brokers and agents - that the listing is shared through MLS as an available property to purchase.

When an Incomplete listing is Publicly Marketed, the status must be modified to Active OR, if the property is not being shown, to Coming Soon/Hold status.

Below is not a comprehensive list, but it should provide some guidance on what Public Marketing is:

Public Marketing

Marketing a listing through flyers displayed in windows, yard signs, digital marketing on public-facing websites, brokerage website displays (including IDX and VOW), general showings, broker and public open houses, digital marketing such as email campaigns and social media applications, and other similar marketing and advertising activities.

 

Examples include, but are not limited to:
YARD SIGNS   *   SOCIAL MEDIA GROUPS, POSTS, or MESSAGES   

PUBLIC WEBSITE DISPLAYS   *   FLYERS     *     EMAIL BLASTS

PUBLIC OPEN HOUSES     *    GROUP TEXTS

BROKER OPEN HOUSES   *   GENERAL SHOWINGS

INTER-BROKERAGE SOCIAL MEDIA GROUPS

PUBLIC WEBSITE DISPLAY   

DISTRIBUTION VIA MULTI-BROKERAGE LISTING SHARING NETWORKS  

The best rule of thumb is:

  • Talking about a potential listing that is coming to the market is not Public Marketing
  • If you post or distribute anything electronically, that information can be reposted or broadcast.  So, go ahead and share the listing with all MLS subscribers by making the listing Active or Coming Soon/Hold in Realtracs within one business day.
