DOM, LTC, and CTC Calculations Explained

As a part of the RealTracs listing data, the Comparative Market Analysis (CMA) and Statistics reports contain three unique calculations for the days included within a listing’s life-cycle. 

Days On Market (DOM): calculates the total combined days that a property is in the Active status. The DOM calculation:

  • Never includes any time while in Coming Soon/ Hold.
  • Never includes any time while in Under Contract - Showing.
  • Never includes any time while in Under Contract - Not Showing.

How are DOM Calculated for my Listing? 

Your Listing's Status DOM Calculation Notes
Active  Date listing went Active to Today  
Coming Soon / Hold Time the listing is under Active status 

DOM does not accumulate for the time the listing status is Coming Soon or Hold.  

Under Contract - Showing, Under Contract- Not Showing, Closed Date listing went Active to Contract Date Contract to Closed (CTC) has been added to help define the amount of time a listing is Under Contract. 
Expired Date listing went Active to Expired Date  
Withdrawn Date listing went Active to Withdrawn Date  

 

List to Contract (LTC): the total number of days between the List Date and the date the property went Under Contract.


Contract to Close (CTC): the total number of days between the date the listing went Under Contract and the date the listing Closed.
